At Gumper, we want to help you ensure that when you sign your first rental contract, you leave nothing undetermined. Lease agreements are the documents that will define the contractual relationship we will have with the landlord, determining the set of obligations, commitments, and responsibilities that both parties acquire during the duration of the contract. The importance of this requires us to remind you to pay attention to the wording of the contract and ensure that it includes all the necessary information.
One of the most important aspects, and the one that undergoes the most revisions, is the amount set for the rent. It should specify the range of days within which the payment must be made and the method by which it will be done, whether in cash or via bank transfer. In the latter case, the entity to which the transfer is made, the account number, and the name of the account holder must be included. You should also consider whether there is any measure that could cause an increase in the amount to be paid due to the annual review of the CPI. If this is not stipulated, no subsequent variation can be generated.
Surely, the landlord will request that, initially, the amount of one month’s rent be paid as a deposit. This same clause should specify how this amount can be recovered after the contract ends and the maximum time frame in which it must be returned to you.
Another aspect you should keep track of refers to the payment of all utilities. It should be stated who is responsible for the bills related to water, electricity, gas, telephone and internet services, or community fees, among others that you may have contracted.
We also advise that the penalties that may exist in case either party breaches the contract or any of the agreed terms be established. This way, it can be avoided that if any problem arises, it ends up in a judicial process.
