How to find the reference value of the Cadastre for a property

On January 1, 2022, a new indicator came into effect that shows the reference value of the Cadastre of a house or an apartment. With this tool, anyone can find out what their house is worth according to public administration data. But how can you check it?

Check the reference value of the Cadastre of your apartment in a moment

Before telling you how to know what your home is worth through this new value method that is now accessible to everyone, it is important to mention that it is different from the classic cadastral value.

In addition, this new value will be considered as the taxable base for taxes on an apartment, whether for the Property Transfer Tax or the Inheritance and Donations Tax. It will also affect the calculation of the Wealth Tax, so this figure will legally determine the housing value of the apartment, its market value.

It is interesting because buyers and sellers can consult it whenever they consider it to have a reference point and be able to negotiate. However, in most cases, the market price tends to be higher, around 10-20% more, especially due to the profitability of investing in these types of assets today.

What is the difference compared to the traditional cadastral value?

It is normal for these changes to generate doubts among citizens. But the truth is that this value is not the same cadastral value as before. It is a new concept determined by the General Directorate of the Cadastre, calculated based on transaction prices of properties made before a notary and based on the cadastral characteristics of the property. Therefore, this value will change every year and simultaneously in all municipalities.

On the other hand, the old cadastral value is calculated by the municipality’s value report, taking into account factors such as the location of the property, its position, age, construction quality, condition, etc. Let’s say it is calculated and updated by the Budget Law.

However, it should be noted that these are objective values. They will determine that two homes on the same floor of a building, with the same square meters, are worth the same. They will not take into account whether they have been renovated or their condition. Therefore, it does not consider what happens inside, but the land.

What do I need to check this value?

The best part is that it can be checked in a moment and even without leaving home. You just need an internet connection and an official digital identification system:

The first thing you need to be able to check this reference value of the Cadastre for your home is one of these authentication methods. It is for security, so that not just anyone unidentified can access it.

If you do not have an electronic ID reader or a digital certificate, what you can do is access through Cl@ve, because it is quite simple:

When you access using this method, whether to check the reference value of the cadastre or to carry out another procedure, remember that you will need to access with a PIN and enter the data requested (such as the validity date of the ID), in order to make your inquiry.

Check the cadastral reference of your property

With access ready, you now need to have on hand the cadastral reference of your apartment or house.

You can check this information directly from the cadastral reference locator website. You can search for the location or enter the address of the property. When you find it, copy the cadastral reference.

Enter the Electronic Headquarters of the Cadastre

With all the data you need at hand, now simply enter the electronic headquarters of the cadastre. You will see a section that says Reference value. Then click on Check reference value.

Once there, you will need to access with the method you have at hand. We previously told you how to quickly obtain your Cl@ve PIN, so just enter it.

The next thing you need to do is indicate the purpose of your inquiry and the Cadastral Reference. You can simply put, Informational purposes. You will also need to indicate the NIF and the date of the value, as it may change. Finally, prove that you are not a robot with reCAPTCHA and click on Reference value.

Is it useful when selling a property?

In reality, by showing only the price of the property without considering aspects such as its state of conservation, it is a bit up in the air. Let’s say it can give us an approximation of the minimum price at which you should sell your property, but it may be worth much more. In fact, market prices are always higher than cadastral values.
